Oakland Permits and Sewer Lateral Rules

Oakland permits run through the City’s Planning and Building Department, with applications filed in its Online Permit Center. Kitchen and bathroom remodels need a building permit before work starts, and remodels that change structural walls go through plan review. Simple non-structural work can often use the City’s same-day digital permits. For buildings that are not a house or duplex, separate mechanical, electrical and plumbing permits are also required. Homes built before 1978 may need a lead-safe work plan.

East Bay homes have one more step many owners don’t expect. Under EBMUD’s regional private sewer lateral rules, a permitted remodel above the valuation threshold in those rules needs a sewer lateral compliance certificate before the City will sign off the final. We flag that at the estimate so the lateral test is not a surprise at the end of the job.
