    Prep that decides whether the finish lasts

    Commercial painting fails when prep is skipped. Chalking paint left on an elevation, grease in a kitchen corridor, smoke stain on a ceiling, or graffiti bleed that was only covered – those show through a new coat within months. We wash, scrape, sand, patch, and prime the failure points before color goes on.

    On exteriors we look for failed caulk at joints, open cracks in stucco, and rust bleed on metal trim. On interiors we protect floors and fixtures, mask hardware that stays, and cut clean lines at ceilings and base. Property managers notice the edges first. We do too.

    Coatings for commercial exposure

    Sacramento exterior elevations take hard sun and long dry stretches. We specify coatings meant for commercial exposure on stucco and metal – not interior latex on an outside wall. Warehouses and production areas often need scrubbable finishes that survive carts and cleaning chemicals. Offices usually want low-odor products so suites can reopen the next morning.

    Inside the Sacramento Metropolitan Air Quality Management District, architectural coatings fall under Rule 442 VOC limits. We use products that meet those limits for the coating category on the label. If a landlord or brand book names a specific product line, bring that sheet to the estimate and we match it or call out an equal.

    Permits, landlords, and what usually stays finish work

    City of Sacramento lists painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work as generally exempt from a building permit. Related work can still trigger a permit – for example relocating electrical to clear a cabinet run, or altering a fire-rated assembly. Pure repaint of existing surfaces in the same finish class usually stays finish work. If your scope includes new openings, fire-rated walls, or a full tenant improvement, we separate paint from the TI and do not pretend a paint ticket covers structural changes.

    Lease and landlord rules often matter more than the building department on a cosmetic repaint. Color books, approved vendors, insurance certificates, and after-hours windows come from ownership or the property manager. We work inside those constraints and put the access plan on the estimate.

    Occupied-site method

    Property managers call when tenants cannot move out for a paint week. We protect floors and fixtures, keep dust down, and schedule suites or elevations so the building keeps operating. After-hours and weekend windows when daytime noise or odor is not allowed. Phased floors for multi-story offices. One elevation at a time on exteriors when the parking lot has to stay open.

    Tell us which suites can go dark, which corridors must stay open, and whether HVAC can run during coating. That information changes product choice and crew size more than square footage alone.

    Interior vs exterior sequences

    Interior commercial painting usually starts with patch and sand, then prime the repairs, then finish coats room by room. We move furniture when the lease allows, or work around fixed fixtures when it does not. Restrooms, break rooms, and high-touch corridors get scrubbable finishes. Private offices can take a flatter sheen if the brand book allows it.

    Exterior sequences start with wash and scrape, then repairs to stucco or caulk, then primer on bare spots, then finish coats by elevation. South and west faces in Sacramento take more UV; we do not thin exterior product to stretch coverage. Metal doors and trim often need a different primer than the stucco field. We call that out so the elevation does not flash two weeks later.

    Warehouse interiors sit between those two worlds. Dust, forklift traffic, and high walls change staging. We use lifts when height requires them and keep travel lanes open when the floor cannot shut down.

    How pricing usually moves

    Square footage is only the start. Height, access, surface failure, color change (especially dark to light), and occupied vs vacant all move the number. A vacant suite with sound drywall is a different job than an occupied medical corridor that can only be painted after close. Exterior boom work and metal prep cost more than a single-story stucco face with sound existing paint.

    We estimate from photos plus a walk-through when the elevation or suite is complex. Photos of chalking, peeling, or patched areas help. So does a floor plan or unit list if you manage multiple suites.
